


Welcome to the very first issue of The Agents Edge. Here’s the deal each week: one practical AI play you can use the same day. No theory, no 40-minute videos. Five minutes, then back to selling.
Let’s start with the one that saves the most time every single week, listing descriptions.
You know the drill. You’ve got the photos, the specs, the showings to run and the MLS description is the thing that sits half-written in a tab for two days. AI kills that delay. Paste in your details, get three solid versions in about two minutes, tweak the one you like, publish.
Here’s exactly how to do it.
The 2-minute listing play:
Open ChatGPT or Claude (free versions are fine).
Paste the prompt below, then drop in your listing details where it says so.
You’ll get three styles back. Pick one, change the parts that don’t sound like you, post it.
That’s it. The first time takes five minutes because you’re reading. After that it’s two.

Claude (claude.ai) free tier.
For writing tasks like listings, follow-ups, and social captions, Claude tends to sound the most natural out of the box for a less “AI brochure,” more like a sharp assistant. ChatGPT works just as well; use whichever you already have open. The prompt below works in both.
One-line verdict: If you only open one AI tool this week, make it the one you’ll actually use twice.

Copy this exactly. Replace the bracketed part with your listing details.
Here are the details of my listing: [paste address, beds/baths, square footage, standout features, neighborhood notes]. Write three versions of the MLS description. One warm and welcoming, one upscale and polished, one short and punchy. Keep each under 150 words. Ask me up to 3 questions first if anything important is missing.
Why it works: asking for three styles means you’re choosing, not staring at a blank page. And telling it to ask questions first stops it from inventing features the home doesn’t have.

Watch the fair-housing line. AI doesn’t know the rules. Never let it describe the buyer, the neighborhood’s “type” of people, schools as a selling point, or anything tied to family status, religion, or race. Describe the home, not who should live there. Always read before you post.
Save your best prompt. Once a description style sounds like you, paste that prompt into your phone’s notes. Reuse it every listing instead of starting over.
Photos work too. Most AI tools let you attach listing photos and ask, “Write a description based on what you see, and list anything you want me to confirm.” Great for when you’re short on typed-up specs.
