Welcome — these 30 plug-and-play prompts turn ChatGPT or Claude into your listing copywriter. Paste a prompt, fill in the [brackets] with your real listing details, and you'll have usable copy in seconds.
HOW TO USE THESE (3 rules):
Feed it real details. The more specifics you paste in (square footage, the seller's favorite feature, recent upgrades), the better and less generic the output.
Always rewrite the first line in your own voice. That single human touch is the difference between "AI wrote this" and "my agent gets it."
Use the "ask me 3 questions first" trick. It stops the AI from guessing and noticeably improves the first draft.
⚠ Fair-housing reminder: never describe the PEOPLE who live in a home or neighborhood (no references to race, religion, family status, etc.) — describe the PROPERTY and the LOCATION only. Always review AI output before you publish.

LISTING DESCRIPTIONS
The 3-style description "Here are the details of my listing: [paste features / address / specs]. Write three versions of the MLS description — one warm and welcoming, one upscale and luxury, one short and punchy. Ask me 3 questions first if anything is unclear."
Photos → description "Based on these listing photos [attach photos], write a 120-word MLS description. Highlight what you can actually see, and list 3 details you'd want me to confirm before publishing."
Feature → benefit rewrite "Turn this feature list into emotional benefits a buyer feels: [paste features]. For each feature, write the benefit in one sentence (e.g., 'south-facing windows' → 'coffee in the morning sun')."
Luxury / high-end tone "Write a sophisticated, lifestyle-led description for a luxury home with these details: [paste]. Lead with the experience of living there, not a spec list. Keep it elegant, never gimmicky."
First-time-buyer tone "Write a friendly, reassuring description aimed at first-time buyers for: [paste]. Emphasize move-in readiness, low-maintenance features, and value. Avoid jargon."
Fixer-upper, honest but appealing "Write an honest yet appealing description for an as-is / fixer-upper home: [paste]. Frame the potential and the bones of the home without hiding its condition. Suggest who this home is perfect for."

Facebook neighborhood post "Write a Facebook post for this new listing aimed at people who already love [neighborhood]: [paste]. Conversational, community-minded, ends with a question to drive comments."
TikTok / Reel hook script "Write a 15-second vertical-video script for a phone walkthrough of: [paste]. Give me a 3-second hook, 3 quick highlights as on-screen text, and a closing line. No on-camera talking required."
'Coming soon' teaser "Write a short 'Coming Soon' teaser post that builds anticipation for: [paste] without revealing everything. Encourage people to comment for early access."
5-slide carousel "Turn this listing into a 5-slide Instagram carousel: [paste]. Slide 1 = hook, slides 2–4 = top features with a short caption each, slide 5 = call to action."

────────────────────────
NEIGHBORHOOD & LIFESTYLE

────────────────────────
VIDEO & OPEN HOUSE
